Why is this project being built?
The new homes are a result of the 2005 Mayfield Development Agreement between the City of Palo Alto and Stanford University. Four aging office buildings along S. California Avenue are being replaced with 180 new homes for Stanford faculty, including 68 detached single family homes and 112 condominium homes. These faculty homes help address the need for additional faculty housing at Stanford.
Where are the new residences located?
The new residences are located on the east side of S. California Avenue, between Dartmouth and Amherst Streets.
Who is managing project construction?
The design and construction of the new faculty homes is being managed by Land, Buildings & Real Estate at Stanford University. The department provides planning, design, and construction management for new buildings and renovations of existing facilities for the University.
Who will live in the new homes once they are complete?
New residences on S. California Avenue provide housing for Stanford faculty.
What is the construction schedule?
Demolition of the existing buildings was completed in spring 2015. Construction of the condominium homes began in summer 2015. Construction of the first single family homes began in fall 2015. First home delivery is anticipated in early 2017. All 180 homes are anticipated to be complete in late 2018.
What are the planned construction hours?
Construction hours will to be Monday – Friday, 8:00 a.m. – 6:00 p.m., Saturday 9:00 a.m. – 6:00 p.m. per the City of Palo Alto.
What types of construction impacts should be expected?
Due to the nature of a construction project of this magnitude, some amount of traffic, noise, dirt and dust impacts are unavoidable. Impacts will be minimized, however, by compliance with the construction logistics plan required and approved by the City of Palo Alto. How will the project affect parking during construction?
Residents and nearby office occupants will be notified in advance of any temporary parking restrictions related to construction activity.
How will the project impact access to other services?
Residents and nearby office occupants will be notified in advance of any temporary roadway closures, detours, utility or service interruptions related to construction activity.
Will emergency vehicles have access to S. California Avenue during construction?
Yes. The project team will submit a plan for accommodating emergency vehicles during construction.
